Wiz, bang, zoom, so what??

That was the title for a industry article in the Corporate video production industy years ago. This was at a time in the industry when the first mention of non-linear editing and using personal computers to do effects on video. Now "Uncle Joe" could snaz up his videos, or even go out and shoot video with his camcorder and make it look "professional" with all kinds of cool transitions.

The author was trying to convey a clear message many of the "part-timers" or non professionals just did not understand. All these fancy transitions, and cuts and effects are meaningless unless they have a purpose. Video and film is supposed to be seamless, you should not be distracted from the message with all kinds of wipes and dissolves.

So what is MY point? The very same thing is true, even to this day, with Real Estate websites. Almost 5 years ago I started seeing a trend in Commercial Real Estate here in Michigan. How companies and corporations searched for office space for lease, industrial space for sale, retail space for rent, how to market commercial space. Here in South East Michigan marketing commercial and industrial space, and finding office and retail space to lease or purchase is difficult. Or at least it was until I launched CommercialRealEstateMichigan.NET .  

Sure when websites started to become popular, commercial brokerage houses started websites. Actually most every real estate company launched or maintains a website. The problem is most everyone jumped on the bandwagon just because "everyone has one, we should have one too". All the properties they have listed, fancy photos, and searches, videos. Wiz, Bang, Zoom, So What? - All that means nothing if the consumer can't find it!!

Commercial Real Estate Michigan .NET was launched and is run for the Commercial, Office, Industrial, and Retail business. Even large corporations have found the website useful and a necessary part of securing their facilities and real estate.

The website has been a great success over the past 5 years, helping many companies both large and small with their commercial real estate needs.

Commercial Real Estate Michigan has also proved out another very dynamic shift here in the south east michigan market. How commercial real estate will best me marketed, and how business will best be represented has shifted in a major way. How that is starting to change is very exciting, look for more details in a later post.

Commercial Real Estate in Michigan is starting to move. We are seeing small and large business making decisions in their facilities and real estate needs. Those very best spaces, those buildings with the great price, great location, and in great condition are selling and leasing. Fast.

Jamie, how come I see 20 different buildings with "available" out in front, and you only tell me there are 4 spaces that work for my company? Yes, there are many options that DON"T work. Smaller businesses tend to spend the most time looking for commercial office and retail properties on their own. They waste hours, and many times will secure a space for more than the market rates.

Rental Rates for Retail Office and Industrial Space in Waterford.  Here are the average rates in the area for July

Industrial: lease rates range from $6.00 to $12.00 per square foot

Medical: Medical office space rates range from $9.00 to $18.50 per square foot

Office: General office space rates range from $9.00 to $18.50 per square foot.

Lease types will vary from building to building. Some properties are leased on a Triple Net (NNN) basis, while some will provide a gross rate plus utilities. As you can see it becomes very confusing to a consumer trying to understand exactly what they are paying for and how it will impact the business.

Another Huge Success in Waterford

This year South East Michigan had an unprecedented opportunity to take an active role in the research to prevent and cure cancer.

The American Cancer Society held enrollments at only four community relays in the SE Michigan Area. This is the Cancer Prevention Study 3 or CPS3.

The Relay For Life of Waterford, was also a huge success! Still an "new" Relay by many standards, the overall goals for the community were high. The Waterford and surrounding areas stepped up and achieved all of the Relay goals for this year.

I was very concerned when Last year our target was set at an unbelievable $120,000 for a community hit by tough times like so many others in SE Michigan. As of our rap up meeting last week, the Waterford Relay has Raised $140,000.00 well above the goal. GREAT JOB everyone, we can honestly say we are Creating a world with more birthdays!

Waterford Residents Called to Contribute to Historic Cancer Research Effort

Community Involvement Can Answer Critical Questions about Cancer Causes, Prevention

CPS3 graphicResidents of Waterford have an unprecedented opportunity to participate in a historic study that has the potential to change the face of cancer for future generations. Men and women between the ages of 30 and 65 who have never been diagnosed with cancer are needed to participate in the American Cancer Society's Cancer Prevention Study-3 (CPS-3). CPS-3 will enroll a diverse population of up to half a million people across the United States and Puerto Rico. The opportunity for local residents to enroll in CPS-3 will take place at the Waterford Relay For Life  on  June  11, 2011.

CPS-3 will help researchers better understand the lifestyle, environmental, and genetic factors that cause or prevent cancer "My mom is a two-time cancer survivor and I'm doing all I can to make sure my children don't have to say that.... I really believe this (CPS-3) is part of the answer," stated one study participant.

To enroll in the study, individuals complete two steps, one in person and one at home. As part of the in-person enrollment, individuals complete a brief written survey, provide some physical measurements, and give a small blood sample. The enrollment process is complete when individuals complete the more comprehensive baseline survey. Over the course of the study - which is anticipated to last 20 to 30 years - participants will be asked to fill out follow-up surveys every few years that will be sent to their home.  

"Many individuals diagnosed with cancer struggle to answer the question, ‘What caused my cancer?' In many cases, we don't know the answer," said Alpa V. Patel, Ph.D., principal investigator of CPS-3. "CPS-3 will help us better understand what factors cause cancer, and once we know that, we can be better equipped to prevent cancer." Dr. Patel added, "Our previous cancer prevention studies have been instrumental in helping us identify some of the major factors that can affect cancer risk. CPS-3 holds the best hope of identifying new and emerging cancer risks, and we can only do this if members of the community arePurple Ribbon willing to become involved."

Researchers will use the data from CPS-3 to build on evidence from a series of American Cancer Society studies that began in the 1950s that collectively have involved millions of volunteer participants. The Hammond-Horn Study and previous Cancer Prevention Studies (CPS-I, and CPS-II) have played a major role in understanding cancer prevention and risk, and have contributed significantly to the scientific basis and development of public health guidelines and recommendations. Those studies confirmed the link between cigarette smoking and lung cancer, demonstrated the link between larger waist size and increased death rates from cancer and other causes, and showed the considerable impact of air pollution on heart and lung conditions. The current study, CPS-II, began in 1982 and is still ongoing. But changes in lifestyle and in the understanding of cancer in the more than two decades since its launch make it important to begin a new study.

Periodic follow-up surveys of various lengths are expected to be sent every few years to individuals. The voluntary, long-term commitment by participants is what will produce benefits for decades to come. "Taking an hour or so every few years to fill out a survey - and potentially save someone from being diagnosed with cancer in the future - is a commitment that thousands of volunteer participants have already made. We're looking for more like-minded individuals in Waterford to join this effort that we know will save lives and improve the outlook for future generations," said Dr. Patel.

Commercial Owners Beware, Real Estate Brokerage Lien Law

commercialrealestatemichigan.comBy now many of you may know that Governor Jennifer Granholm signed into law Senate Bill 610, which permits real estate brokers to assert against "commercial real estate" a lien for unpaid brokerage fees incurred in connection with the sale or lease of that same realty.

In any given day, week, or month you as a tenant or as a property owner should not be impacted by this new legislation. When business operates as it should, ethically and in accordance to the "deal" there is never a call for such a law or the actions it provides.

I have been surprised of late, buy seemingly upstanding business men, acting unscrupulously as if they were looking to get a spot in the "Hall of Shame". It is disturbing, and disappointing.

How will this new law affect you? As a property owner, you will now need to make certain you have a solid listing agreement, or commission agreement in place. Understand the law and how the lien can be placed. As a tenant or a buyer , know who you are dealing with, and what their agreement is.  This could negate the purchase and transfer of your property. Too often, I have seen brokerage commissions held hostage during a last minute dispute between tenant and landlord. Now with this law, you as the tenant may have your occupancy delayed.

It is important to fully understand this new law and how it will impact the entire process, if at all. A key reason you need someone to assist you in the transaction.
